Rental Information for Potential Tenants


All of our residential properties are let using a standard Assured Shorthold Tenancy (AST) agreement. Therefore, the minimum contract term is Six (6) Calendar Months. This contract is fully renewable.

Unless otherwise specified in the property advert, we are not able to accept DSS or Housing Benefit. This is based upon the choice of the land owner of the property.

The following process describes the steps involved to moving into your rented property with Cupid Homes:

Finding A Property

The first step in the search for renting a property with Cupid Homes is to search for a potential property. Search our website, or one of the property portals we regularly advertise with. If you find a property which you would like further information about, or would like to arrange a viewing of, please contact us.


All viewings of properties are accompanied with a Cupid Homes agent or negotiator. We are able to conduct viewings of properties at times to suit you; this includes evenings and weekends. However, we recommend viewing properties during daylight hours, as it provides a clearer view of the property. If you decide that you would like to move into the property, we can move onto reference and credit checks.


In order to ensure satisfaction to the land owner, we conduct reference checks and credit checks on all tenants who wish to move into our properties. We may undertake the services of an independent referencing company in order to obtain and evaluate these references. In certain circumstances, we may also require a personal reference, and/or a guarantor. The cost of reference and credit checks is subsidised by Cupid Homes. Therefore, the subsidised cost to the tenant(s) is £45 for a single occupancy, or £75 for a joint occupancy. This cost is not refundable.

Administration Costs

Upon successful reference and credit checking, an administration fee is charged to the tenant. The administration costs are £90. These administration costs contribute towards drawing up suitable tenancy agreements, legal costs, and various other administration tasks.

Deposits and Payments

Before moving into a property, we require a security deposit. This is usually a minimum of one (1) month's rent, however, may be more, depending on the property. For peace of mind, the security deposit is held in a secure account by the Deposit Protection Service (The Pavilions, Bridgwater, Road, Bristol, BS99 6AA). This is a Government backed service, which acts as an independent intermidatory between Cupid Homes and the tenant. All deposits are fully refundable, providing that the rented property is vacated in the same condition in which it was first occupied, with all items present and working. Under no circumstances can the deposit be used by the tenant to cover rent payment.

As well as the deposit, Cupid Homes require the first month's rental payment in advance, in order for the tenant(s) to move into a property.

Rent Payments

Rents are quoted calendar monthly and are payable a month in advance. It is the tenants' responsibility to ensure that rent payments are paid in full and in time. We prefer rent payments by Standing Order, however, other methods are available. Please contact us to arrange your method of payment. Late rental payments are subject to interest charges as outlined in your tenancy agreement. As well as the rent payments, utility bills such as Council Tax, Water, Gas, Electricity and TV Licence are payable by the tenant(s) to the necessary supplier/company.
